The property is located in Maremma, in the province of Grosseto, adjacent to the Brunello di Montalcino area, close to the Petriolo thermal baths, in a hilly area with an extension of approximately 80 hectares, 50 hectares of which are cultivated with vineyards and olive trees, the remainder with arable land and woodland. There is a rural stone building dating back to 1500, in need of renovation and with a total surface area of 1,800 square metres, on three floors, including the attic, with a recent adjacent tool shed. There is also an approved construction project for an ex-novo wine cellar, the surface area of which would be 2,500 square metres. The vineyard with spurred cordon trellising, planted 5 to 9 years ago, is roughly divided into: Sangiovese 14Ha- Cabernet Sauvignon 3Ha- Merlot 4Ha- Syrah 1.8Ha- Pinot Grigio 10Ha- Sauvignon Blanc 5Ha- Fermentino 5Ha- Chardonnay 2Ha. Grape production: year 2015 quintals 7,800, year 2016 quintals 7,500. Before the new vines were planted, agronomic studies and major earthworks were carried out with a reshuffling of the land in order to obtain homogeneous, quality crops. The Maremma is a vast area of Tuscany, a perfect microcosm stretching between the provinces of Livorno and Grosseto. Dante in the Divine Comedy identified its borders between 'Cecina and Corneto' (Tarquinia). A unique characteristic of the Maremma is the variety of its territory: crystal-clear sea, long beaches or impervious cliffs, mountains covered with thick forests, lake and flat areas, green cultivated hills and natural thermal zones. A timeless area with roots in ancient civilisations. The Maremma is also an area rich in typical products to be tasted and savoured with a good glass of wine. Sea, hills and mountains blend perfectly in the typical dishes of this area such as acquacotta.
